Why do you ask me to show buyers around - isn't that an Agent's job?

Our sellers know their property better than any agent ever could — and that's a big advantage. Buyers prefer getting direct answers about the home, the improvements and what it's like to live there, rather than an agent having to say, “I'll find out and get back to you.”We do everything else — professional marketing, advertising on major property websites, handling enquiries, screening buyers, arranging inspections, providing feedback for sellers, negotiating the sale and managing the contract through to settlement.We don't want you to try to “sell” the property, that's our job. Simply allow the buyers access and basically leave them to it, answering any questions they may have about the property and the location. It's best to leave price, offers and contract terms to us, so if they mention this refer them to us to handle it. Having an experienced agent between you and the buyer is a real advantage when it comes to negotiation.

If I choose a low commission rate do I get less service?

No, definitely not. We want you to be happy with the service we provide and hopefully spread the word. If the rate you want meets our floor rate then we welcome your business and work hard to get you a great result.

What's the catch?

There isn't one. Traditional real estate commissions can vary significantly. We believe sellers should have more say in what they pay and should be able to discuss a fair fee based on their property and the service required.

Do I have to pay anything upfront?

In the majority of cases no. There are two expenses in using our services:Advertising is a necessary investment in getting you the best result. Most of our sellers choose to defer payment until sold, whereby it can be deducted by your solicitor and paid from the settlement. A small additional fee is also payable to our funding partner for their service. Choosing deferred payment does not affect your credit file. If you choose to pay it upfront we accept most credit/debit cards including Amex, Visa and Mastercard or bank transfer/payid etc. Commission is payable only on the successful sale of your property.Other expenses may include Solicitor fees for document preparation, searches and conveyancing, bank charges, anti money laundering fees. Your solicitor will provide a quote for these and they may also be deferred to settlement of sale.

Why don't you just charge a fixed commission?

It wouldn't be right to charge a rural owner with a property valued at say, $240,000 the same commission as an owner of a City inner suburb property, so we have a sliding scale for different price ranges.

How do you do an appraisal when you haven't visited my property?

Accepted Answer

That's a very good question, and not that long ago before the internet it would not have been reasonable. But now, with so much data readily availabe to us agents, as well as property owners, it is quite easy to arrive at an appropriate price range. Just tell us the improvements and added features of your property (if any) and current condition and our software will produce a host of data and recommend a list price or range for your consideration.

Who pays for advertising?

Advertising costs and commission are separate items. We can discuss the best marketing package for your property, including premier exposure on major property websites and social media.Advertising is a necessary investment for a better result and it can be deferred until sold so you pay nothing upfront.

Where will my property be advertised?

Accepted Answer

Premium advertising almost always provides an increase on return much higher than the actual investment outlay. Realestate.com.au (REA) We do Premiere (top of page 1) ads on REA. There are four tiers on this site - with Highlight, Feature and Standard level ads always appearing below Premiere. The lowest level Standard ads cannot be boosted and simply drift down the pages into semi obscurity. A Premiere ad returns to top of page 1 every 15 days until sold, and provides many more buyer enquiries for us to work with. Premiere ads also send e-brochures to buyers who have registered their interest on the site, as well as a number of prominent overseas sites.Audience Maximiser. This is an innovative approach by REA whereby your property is presented across a large number of platforms to potential buyers who may not be active on the site currently.Domain. Your property is uploaded as a Feature ad for 30 days and then as a Standard ad until sold.Social Media. As well as Facebook Marketplace, we subscribe to a large number of Groups and regularly post our properties into those that are relevant to the listing.
